ORP Rentals serves as your primary booking agent and point of contact for all reservations, including those fulfilled through our vetted partner network. Regardless of where the physical property is owned or operated, your billing relationship, itemized invoicing, and customer support are handled directly by ORP Rentals — one invoice, one point of contact, one standard.

Property-specific house rules, on-site services, and amenities are governed by the individual host's policies, which we share with you prior to confirmation.

Typical mission profiles we support:

• TDY orders and short-notice deployments
• PCS gap housing between assignments
• Defense and government contractor rotations
• Travel-nurse and allied-health contracts
• Inspector, auditor, and field-engineer deployments

• Our invoices are designed to satisfy JTR documentation requirements, with itemized lodging, taxes, and fees clearly broken out for travel-voucher submission.
• Lodging rates are kept within the prevailing GSA per-diem ceiling for your duty location wherever possible. Where market conditions require an exception, you'll see it clearly disclosed before booking.
• For crew or group orders, we issue individualized billing per travelerso each person stays within their own authorized lodging ceiling — no group totals to split.

• Room Rentals: Maximum 2 adults per room
• Entire Home: Maximum guest capacity varies by property—refer to your specific listing for limits
• Children Under 5: May share a bed with a parent (does not count toward room guest limit)
• Quiet Hours: 9:00 PM – 8:00 AM daily
• No Smoking: This is a smoke-free property (indoor and outdoor)
• Mid-Stay Refresh: Weekly mid-stay refreshes are a premium service exclusive to our managed units in Crestview, FL. Nationwide-sourced stays are subject to the specific cleaning schedules of the local host.
• No Parties or Events: Unauthorized gatherings will result in immediate termination of stay

Room Rentals (Nightly/Weekly):

• All-inclusive pricing: cleaning, utilities (electric, water, trash), 1 Gb Wi-Fi, and taxes included
• What you see is what you pay—no hidden fees

Entire Home Rentals:

• All-inclusive pricing (cleaning, taxes, utilities, and Wi-Fi included in nightly rate)
• 2-night minimum stay required

Payment:

• All payments are processed securely via Stripe
• Full payment is required at the time of booking

All ORP Rentals quotes are all-inclusive. Your nightly rate covers lodging, cleaning, and applicable taxes — no surprise resort, booking, or service fees at checkout.

Government and professional travelers may book on a daily, weekly, or monthly cadence. The cadence is chosen at booking and reflected directly in the nightly rate; longer commitments unlock published length-of-stay discounts.

ORP Rentals operates a promotional ORP Travel Credit program: eligible bookings earn 5% ORP Travel Credit. ORP Travel Credit is redeemable on future ORP bookings only, has no cash value, is non-transferable, and expires 12 months after issuance. Credit eligibility, issuance, and redemption are determined by ORP Rentals and may be modified or discontinued prospectively at any time. ORP Rentals does not operate any cash-back program or third-party points program.

Nightly & Weekly Bookings:

• Cancellations made more than 72 hours before check-in receive a full refund minus processing fee (~3%)
• Cancellations made 24-72 hours before check-in receive a 50% refund minus processing fee
• Cancellations made less than 24 hours before check-in are non-refundable
• Same-day bookings (check-in today) are always non-refundable

Monthly Stays (30+ days):

• Governed by the terms of your digital lease agreement
• Early termination terms and refund eligibility are outlined in the lease

• For professional and government travelers, we honor early departures with 48 hours' notice
• Stays shortened with proper notice will be pro-rated — you only pay for the nights you stay
• A standard 2-night early departure fee may apply to cover turnover costs
• To request an early checkout, visit your Bookings page and select "Request Early Checkout" on your active booking

• To book a monthly stay, submit an inquiry through the "Request Monthly Stay" button
• Upon approval, you will receive a digital lease agreement for signature
• Digital signatures are legally valid under the Florida Uniform Electronic Transaction Act
• No security deposit required for leases under 6 months
• For leases of 6 months or longer, a refundable security deposit equal to one month's rent is required (per F.S. §83.49)
• $25/month discount for verified Military, Law Enforcement, and First Responders (proof of status required)
• Payment is processed via Stripe subscription (first month charged immediately, then monthly recurring)

• Service Animals: Allowed per ADA requirements at no additional charge
• Emotional Support Animals (Monthly Stays): Allowed with proper documentation
• ESA (Nightly/Weekly Stays): Not permitted by default; case-by-case approval may be granted upon request
• Pets: Not permitted without prior written approval

• Primary renter must be 25 years or older
• Exception: Ages 18–24 may book if the primary renter is Active-Duty Military (verification required)
• Valid government-issued ID may be required for check-in

• These terms are governed by the laws of Okaloosa County, Florida, and the State of Florida. Any disputes will be resolved in the courts of Okaloosa County.
• Limitation of Liability: ORP Rentals is not liable for loss or damage to personal property or injuries sustained on the premises, except where required by law
• Changes to Terms: We reserve the right to update these terms at any time. Changes will be posted on this page with an updated "Last Updated" date

• Intellectual Property: All content, images, and materials on this website are the property of ORP Rentals and may not be reproduced, distributed, or used without prior written permission
