    Booking & Payments

    Room bookings: All-inclusive pricing — cleaning, utilities (electric, water, trash), high-speed Wi-Fi, and taxes are included. What you see is what you pay.

    Entire Home bookings: All-inclusive pricing — cleaning, utilities (electric, water, trash), high-speed Wi-Fi, and taxes are included. 2-night minimum stay required.

    Mid-Stay Refresh for Extended Stays: For reservations 7 nights or longer, ORP Rentals includes a weekly Wednesday Refresh (light housekeeping). Guests may reschedule to Mon–Fri of the same week or decline. Service includes fresh linens/towels, light cleaning of the occupied room/home, and laundering of used linens/towels only. Personal items and valuables should be secured; ORP Rentals does not handle guest clothing.

    Security Deposits: For monthly leases under 6 months, no deposit is required. For leases of 6 months or longer, a refundable security deposit equal to one month's rent is required. All security deposits are handled in compliance with applicable state and local landlord-tenant laws.

    Tax Compliance: ORP Rentals collects and remits all applicable Florida Tourist Development Taxes and Sales Surtaxes.

    Leases for Long-Term Guests

    For stays of 30 days or more, a digital lease agreement is required. Digital signatures are legally valid under the federal E-SIGN Act and applicable state electronic transaction laws.

    Digital copies of all lease agreements are securely stored and provided to both parties for your records.

    Military Discount

    We honor those who serve. Active-duty military members and veterans receive a $25/month discount on their stay. Simply provide proof of service (LES or CAC) at booking.
